Falcon Ridge is an established residential community in the heart of Haw Creek Valley in east Asheville, North Carolina. Mere minutes (3 miles) to downtown, shopping (2 miles to Asheville Mall), Mission Hospital, restaurants, the Biltmore Estate and other activities. Each home site boasts mountain views and is filled with many old growth native trees and plants. Our trail system offers owners over a mile of secluded hiking.

Falcon Ridge comprises a total of 28 lots ranging from .5 to 1.25 acres. The subdivision is over 50% sold out. Recent lot releases offer the best views and sites for sale now.

  • The Falcon Ridge Homeowner’s Association, through the Architectural Guidelines and Review Committee assures conformance of design standards and construction site standards. It also approves contractors that may build in Falcon Ridge
  • Only stick-built structures are allowed
  • Generous construction period

Falcon Ridge Homeowners Association and Covenants Highlights

Homeowners Association
Falcon Ridge has established a Homeowners Association (HOA) and all owners are members of the association. The neighborhood is managed by the HOA which in turn is directed by the owners through the Board of Directors.

Protective Convents of Falcon Ridge
Provide for establishment of the HOA and its Board. These guidelines enhance Falcon Ridge’s status as a premier mountain community by providing protective deed restrictions. If you would like a copy just let us know.

Committee for Design Review
The Committee reviews home plans for compliance with falcon Ridge’s protective covenants. The Committee’s insures that each property maintains architectural harmony with other homes and the nature that exists in Falcon Ridge. The scope for the Committee includes height requirements, minimum square footage requirements, setbacks, architectural guidelines, landscaping, drainage, driveway type and location, exterior lighting, site accessories, exterior colors and materials, clearing and more.

Construction Regulations
Regulations to ensure that contractors maintain orderly construction sites, have reasonable working hours, park where required, maintain portable toilets, have reasonable signage, protect neighborhood infrastructure and are good neighbors.

Common Areas
Include the Tree House Pavilion and Fire Pit, common areas of land and the walking trails.
